Here is your host, Dave Morgia. Dave Morgia: Hello listener and welcome to the show. I'm your host, Dave Morgia, and today's guest is Carlos Gutierrez. Carlos, thank you. Welcome for joining me today. Carlos Gutierrez: Alright. Thanks for having me. Dave Morgia: Looking forward to our talk. To the listener, Carlos is a real estate investor and entrepreneur. He began his real estate career as an agent in the North Virginia area, grossing over $30 million in sales over three years. He then expanded his career with multiple simultaneous capital expenditure real estate rehab projects throughout the Northern Virginia and South Carolina areas. Since then, he has continued to grow accumulating multifamily and he has predominantly single handedly grown a real estate family portfolio with investments of over 450 multifamily units in the Southeastern area of Virginia. Carlos, I'm going to leave it to you to explain to the listener a little bit more about what you do. So would you mind just telling the listener a little bit more about who you are and what you focus on? Carlos Gutierrez: Yes. Again, thank you for having me on the podcast. I appreciate the opportunity. I guess I started like many investors did, started reading books and getting into real estate. I got into real estate around 2010, started, got my real estate license, started selling with a broker, buying and selling homes as a real estate agent. I always wanted to flip houses, so I transitioned. At the same time that I was doing the brokerage thing, I was flipping houses. I did that for about four or five years. I still do that if I find a good deal. And then I always wanted to look at real estate long-term and I always wanted to buy rentals, but I never really wanted single families as rentals. I wanted units. And in 14, 15, I started buying multifamily heavily and also investing passively in multifamily in different States. That pretty much brings us, brings me to now I where I still buy multifamily and I still flip houses if I find a good deal, but mostly I concentrate on multifamily. Dave Morgia: No, that's excellent. Before we get into kind of what you do today, I guess I would just like to ask why you decided to go from that brokerage kind of business model that you had and pivoting into multifamily and why you didn't even decide to go single family, just why did you decide to go that way? Carlos Gutierrez: I always look at real estate as long-term, like a marathon, not a sprint. I always wanted to buy rentals, like I said. I saw a lot of investors that had single families or townhouses and they took the same amount of effort that the guys that had a quad or tenplex or things like that. So I said if I'm going to buy, if I'm going to take the time and effort to rent something, I'm going to go to the bigger units. Then I started reading different books and going to different seminars. That's kind of how I transitioned from a brokerage to multi-families, because that was my long-term plan from the beginning.
Dave Morgia: Okay, so that... 
Carlos Gutierrez: Flip houses, flip houses, save up money, buy multifamily, investing in multifamily and rinse and repeat. Dave Morgia: Yeah. And you definitely kind of see that sometimes where you can make a quick buck a flipping, but it's more of a transactional business. So to be able to take that money and then invest it long-term, like you said, into multifamily units, that's a great play there just in general. So I guess rewinding just a little bit more, you decided to do multifamily, you did a little bit of flipping to get into multifamily and you had brokerage even before that. So I guess how did you piece all those together to get to where you are now? How did that brokerage parlay into those other fields? 
Carlos Gutierrez: Yeah. So in the beginning when I wanted to flip houses, I went through the natural way of getting a real estate agent and going out and looking at houses. Well, that didn't work well because the agents I was working with was like walking me away from flips, you know, telling me too much mold, bad area, blah, blah, blah, blah, blah. So I said, you know what, I'm done with this. I'm going to get my license. So then that kind of started the whole train down the tracks. I got my license. I was selling homes and buying homes as an agent, but like I said, I always wanted to flip houses. I was able to sell them and buy them myself, so I was able to look in the MLS and go to the auction, go to the courthouse steps and stuff.
